1. Definitions

• "Suk Vana" / "We" / "Us" / "Our" refers to the community residence operating at 56 Moo 8, Mae Rim-Samoeng Road, Mae Rim, Chiang Mai.
• "User" / "You" / "Visitor" refers to any individual accessing this website or making an enquiry.
• "Resident" refers to an individual who has entered into a residency arrangement with Suk Vana.
• "Services" refers to the accommodation, meals, activities, and community programmes provided by Suk Vana.
• "Agreement" refers to the residency agreement entered into between Suk Vana and a Resident.

2. Acceptance of Terms

By accessing this website, submitting a contact form, or making a reservation or residency enquiry, you confirm that:

• You are at least 18 years of age
• You have the legal capacity to enter into agreements
• You accept these Terms and Conditions in full

3. Service Description

Suk Vana is a non-medical senior living community offering three residence options for independent older adults:

• Mountain Air Introduction — a 5-day introductory residential stay (฿5,800)
• Highland Season Living — a 1-to-3-month flexible residency (฿14,500/month)
• Forest Home Permanent Residency — a year-round residential arrangement (฿27,200/month)

Suk Vana does not provide medical, nursing, or clinical care services. Residents are expected to be in a position to manage their own daily health needs. The services described are subject to availability.

4. Website Use

This website is provided for informational purposes. You agree not to:

• Use the site for any unlawful purpose
• Attempt to gain unauthorised access to any part of the site
• Transmit harmful, offensive, or misleading content through any contact form
• Reproduce or republish site content without written permission from Suk Vana

5. Payment Terms

• All prices are quoted in Thai Baht (฿)
• Payment arrangements for each residence option are confirmed at the time of booking
• Monthly fees for Highland Season Living and Forest Home are payable in advance at the start of each calendar month
• The Mountain Air Introduction fee is payable in full upon confirmation of dates

Suk Vana accepts bank transfer and other payment methods as agreed at the time of booking. All pricing is subject to change with reasonable advance notice to current and prospective residents.

6. Residency Terms

• All residency arrangements are subject to a separate Residency Agreement signed by both parties
• The Mountain Air Introduction requires a minimum 5-day commitment and is non-extendable within the same booking without availability confirmation
• Highland Season Living: minimum 1 month; extension requests are subject to availability
• Forest Home Permanent Residency: subject to an initial agreed period with rolling monthly continuation thereafter

7. Cancellations and Refunds

• Mountain Air Introduction: Cancellation at least 7 days before arrival — full refund. Cancellation within 7 days — 50% retained.
• Highland Season Living: One month's written notice required to end residency. Fees paid in advance for unused full months will be refunded.
• Forest Home Permanent Residency: Two months' written notice required. Terms are detailed in the Residency Agreement.

Force majeure events are considered on a case-by-case basis.

8. Resident Responsibilities

Residents agree to:

• Treat fellow residents, staff, and visitors with courtesy and respect
• Abide by the community conduct guidelines provided upon arrival
• Use shared facilities considerately and return them to a reasonable condition
• Inform Suk Vana of any significant changes to their health status that may affect their suitability for independent living
• Not engage in any activity that causes distress or harm to other community members

9. Intellectual Property

All content on this website — including text, images, design, and layout — is the property of Suk Vana or its licensed suppliers. Reproduction, redistribution, or commercial use of any content without prior written consent is prohibited. Personal, non-commercial use of website content for information purposes is permitted.

10. Disclaimers

• Suk Vana does not make claims about specific health or wellbeing outcomes resulting from residency
• Information on this website is provided in good faith but may not always reflect the most current situation; we recommend contacting us directly for the latest details
• Images on this website are illustrative of the type of setting and may not represent the exact current appearance of all facilities

11. Limitation of Liability

To the extent permitted by Thai law, Suk Vana's liability to any user or resident is limited to the fees paid for the relevant service period. We are not liable for indirect, consequential, or incidental losses arising from use of the website or residency services, except where such exclusion is prohibited by law.

12. Termination

Suk Vana reserves the right to terminate or suspend access to the website or residency services with reasonable notice where a user or resident has materially breached these terms. Suk Vana may also terminate services where a resident's support needs exceed those that a non-medical community can appropriately provide.

13. Governing Law and Jurisdiction

These Terms and Conditions are governed by the laws of the Kingdom of Thailand. Any disputes arising from these terms or from residency at Suk Vana shall first be subject to good-faith informal resolution. If unresolved, disputes shall be referred to the courts of Chiang Mai Province, Thailand.

14. Changes to These Terms

Suk Vana may update these Terms and Conditions from time to time. The updated version will be posted on this page with a revised date. Continued use of this website or continued residency after changes constitutes acceptance of the updated terms.
